We want your time in this property to be safe, comfortable, and stress-free. Here is a quick breakdown of what you can expect from us and a few tips for a smooth stay.

1. Your Paperwork & Security

  • The Agreement: Your tenancy agreement is there to protect everyone. It clearly outlines the “rules of the road” so there’s no guesswork regarding your rights or ours.
  • Protected Deposits: Your security deposit will be held in a government-approved protection scheme. We’ll provide you with the specific details and certificates so you know exactly where it is and how the return process works.
  • The Inventory: When you move in, we’ll provide a detailed inventory with photos. Please review it carefully! This ensures that when you move out, you aren’t held responsible for any pre-existing wear and tear.

2. Safety First

Your safety is our top priority. To keep the home up to standard, we provide:

  • Gas Safety: An annual check by a Gas Safe registered engineer (we’ll give you a copy of the certificate).
  • Furniture & Appliances: All provided furniture meets fire safety regulations, and appliances are checked to ensure they are in good working order.
  • Maintenance: If you ever spot a frayed wire or a faulty appliance, please let us know immediately so we can fix it.

3. Heating, Water & Emergencies

Nobody likes a cold shower or a broken boiler.

  • Instructions: We’ve provided manuals (or a handy “How-To” sheet) for the heating system and appliances.
  • Emergency Repairs: If an emergency crops up (like a major leak), please use the 24-hour contact number provided. We have a cover in place to get essential services back up and running as fast as possible.

4. Council Tax & Utilities

  • Student Exemptions: If you are all full-time students, you may be exempt from Council Tax. However, you’ll need to provide us with your Exemption Certificate from your university so we can update the local authority.
  • Changes: If the makeup of your household changes (e.g., someone moves out or a non-student moves in), please notify us, as this may impact the property’s tax status.

5. Creating a Happy Home

If you are renting a room in a shared house, we believe “house harmony” is key.

  • Choosing Housemates: We try to match people with similar lifestyles and professions.
  • Your Input: When a room becomes available, we value your feedback on prospective new housemates to ensure the home remains a friendly, comfortable place for everyone.
